Finding land.
We have already started the search for land which will meet our aims. We will generally look at sites (new and brownfield) which can accommodate between 20 to 50 homes which tend to be too small for national house builders to consider. We have also already started to liaise with other organisations to undertake joint developments on some land.
New-Roots hopes to extend the range of land (and buildings) available following the publication of Coming Home – which seeks to increase the land that the church owns to support the development of more social and more affordable housing.
Securing funding.
As well as land, homes need money to pay for construction and other costs which will come from mortgage and other funding including grants. As a charitable community benefit society we can raise money through the issues of community shares. New Roots can use this funding to finance the early stages of development alongside grant funding.

Resident engagement.
Those who want to live in each development come together to help design the layout – building community during this design phase. The same group oversee construction and manage the development once complete, keeping costs down.
Priorities.
Our initial priority will focus on the provision of homes for common or shared ownership. At a later date, once a number of homes have been built for mutual and shared ownership, we will register as a social housing provider able to build social housing for rent.
Phased and smaller scale developments.
There are examples of smaller scale co-housing developments of just 6 homes. So will explore opportunities to undertake similar smaller developments as well as opportunities to undertake developments in phases.

Our hope is to see other groups established and doing the same thing.
Creating homes.
It takes time to build homes, finding land, designing the layout of the homes, securing planning permission, undertaking detailed design, sourcing a contractor and then building the homes typically 3 years from start to finish.
